Background Story

 

A five-star luxury hotel in the heart of Dubai Downtown sought to enhance energy efficiency while maintaining the highest standards of guest comfort. With rising energy costs and increasing sustainability expectations, the hotel management partnered with Ark Energy to develop and implement a comprehensive Energy Efficiency Retrofit Project.
 

Problems 



 
  • High energy consumption due to 24/7 operation and extensive guest amenities
  • Aging HVAC and lighting systems contribute to inefficiencies and higher maintenance costs
  • The need to reduce the hotel’s carbon footprint while ensuring uninterrupted guest comfort
  • Lack of a centralized energy monitoring system to optimize operations

Approach

 

Ark Energy supported the development of the energy efficiency project from tendering, auditing, and contracting to implementation. The project focused on:
 
  1. Chilled Water Plant Optimization and Delta-T elimination and Chiller controls upgrade
  2. Chilled Water Pump swap system optimization
  3. Domestic Hot Water thermodynamic system 
  4. Room Thermostat Setback
  5. Large AHU fan retrofit
  6. Domestic Hotel Water Network Rebalancing
  7. Negative pressure in the lobby
 

 

Results

 
 

The results that were generated from the project include the following:

  • Savings: 1.25 mAED (22%)

  • Payback: 3.0 years
